The Old Oak and Park Royal Opportunity Area is a district that has been earmarked by the Mayor of London for regeneration and development into a thriving new neighbourhood with more than 25,500 new homes and 65,000 jobs. It is managed by the Old Oak & Park Royal Development Corporation (OPDC), the Mayoral Development Corporation established to coordinate the planning and delivery of this new part of London.
Policy is currently being developed which shows the area around 2 Scrubs Lane, NW10 as an active mix of community, employment and residential development, framed by the prominent corner of Harrow Road and Scrubs Lane. It is envisaged for there to be a new Old Oak High Street to the south of our site for pedestrians and cyclists that connects to Willesden Junction station, which in the future will extend to a new station at Old Oak Common serviced by both Crossrail and HS2.
The current site, which marks the north-eastern entrance to the Old Oak & Park Royal regeneration area, comprises of a church, nursery and community facilities and is run by the Pentecostal City Mission Church. We will be working very closely with the OPDC, the Greater London Authority (GLA) and the Pentecostal City Mission Church to introduce a high-quality mixed-use scheme that re-provides the existing church, nursery and community facilities alongside the ongoing regeneration of the Old Oak development area.
We have a track record of working with local community institutions and there is a continuing aim to build properties that have a positive influence on the communities in which they exist. For example, in 2014 the company sourced and built a new home for the West London Buddhist Centre within its development at One Westbourne Gardens.

As part of the community consultation process, we recently held a public exhibition to share our plans with local residents and stakeholders. Members of the project team from Fruition Properties, the architect and planning consultant were on hand to answer any questions and talk through the proposals in more detail with each of the attendees.
Feedback is now being collated and there has been an overall positive response. Comments are being addressed prior to making a planning application and it is likely that a planning decision will be made later this year. We look forward to bringing further news throughout the planning process.
