As an SME Housebuilder, environmental stewardship and sustainability is at the heart of what we do.
We specialise in airspace development, having developed more than ten such projects across London. This approach allows us to create high-quality new homes without demolition, dramatically reducing embodied carbon while maximising the value and lifespan of existing buildings.
Alongside the new homes we create, we upgrade communal areas, enhance building fabric, and improve both structural, fire, and health & safety compliance. This ensures better performance for both new and existing residents – avoiding energy-intensive demolition and championing a more sustainable, considered form of urban regeneration.
Sustainability is integral to our design philosophy.
For example, at Delta House, our flagship commercial regeneration project, we are targeting an EPC rating of A (up from F) and BREEAM ‘Excellent’ certification, a significant achievement for an existing building. By retaining much of the original structure, we significantly reduce embodied carbon while upgrading the facilities, fire safety provisions, and accessibility to enhance the building’s long-term performance and social value.
Across our rooftop and airspace schemes, our lightweight construction further reduces material use and minimises onsite disruption. This approach enables us to preserve the majority of the existing building fabric, avoiding demolition-related carbon impacts and supporting a more responsible, future-led model of urban development.
In 2020, we began removing gas boilers across our portfolio – a proactive shift well ahead of broader industry regulation. Today, our developments incorporate air-source and exhaust-air heat pumps (for example, at our latest development, The Palm Houses ), delivering efficient, low-carbon heating solutions perfectly suited to retrofit environments.
We continue to explore innovative technologies, lifecycle assessments, and circular construction approaches to further our environmental impact.
Our belief in housing for all sits at the heart of our social agenda. Fruition Properties has maintained a close, 16-year association with OFFL (Organising Food for London) – a grassroots non-profit who distributes hot food and non-perishable supplies weekly in Lincoln’s Inn. Our Chief Executive, Mani Khiroya, has personally supported OFFL for over 20 years and now serves as a trustee, helping guide the organisation’s long-term strategy and community impact.
We are also exploring ways to collaborate with local authorities to help address the temporary housing crisis affecting many London boroughs. This may include managing the development of sustainable, long-term housing solutions for individuals and families experiencing homelessness, extending our social contribution beyond traditional market housing.
We are proud to support meaningful charitable initiatives undertaken within our community. For example, Fruition Properties sponsored and supported Notre Grande Marche, a self-planned and self-promoted charity walk from London to Paris for the Malala Fund, completed by Ella (our COO’s daughter) and her friend, Anna. Both Mani, CEO, and Parul, COO, were delighted to join them for sections of their journey.
More recently, our leadership team took part in the Thames Path Mighty Hike, a 26-mile challenge supporting Macmillan Cancer support, underscoring our hands-on approach to philanthropy and community engagement.
Airspace work means building around existing communities, necessitating good resident care. We prioritise communication (through resident portals and newsletters), considerate construction practices, and whole-building upgrades that benefit existing residents, as well new residents.

Our governance framework is tailored to a growing, small-to-mid-sized business, ensuring robust oversight and accountability while enabling agility. We hold regular meetings with key stakeholders and provide scheduled written reports to investors in line with pre-agreed reporting timelines.
We proactively monitor regulatory changes and review and update internal policies to maintain compliance across all areas of our operations. Given the critical importance of health and safety in construction, we appoint a dedicated H&S consultant for each site to ensure full compliance and rigorous safety standards. We also conduct strong due diligence across our supply chain to uphold transparency, quality, and ethical practice.
