27 Linden Gardens launches in Notting Hill

15th February 2017

Linden Gardens

We have unveiled 27 Linden Gardens, one of our most luxurious projects to date – an inspiring Victorian conversion in the heart of Notting Hill W2.

Transformed inside to provide a collection of four unique, spacious and light-filled two and three bedroom apartments, the development raises the bar for design and innovation in the area – with features including a living wall that stretches two floors and entire front-to-back vistas thanks to an innovative use of glass.
Situated on a tree lined cul-de-sac in the Pembridge Conservation Area, 27 Linden Gardens was originally built as a single residence in the mid-1800s. Now, the original building’s refurbished façade provides a subtle nod to the significant extending, remodelling and renovating that has taken place inside – with the utmost level of design, specification and finish providing a sleek modern day take on a Victorian classic.

Upon entering 27 Linden Gardens, residents are greeted with a bespoke communal staircase with cast iron spindles and stone steps, with each of the apartments (also accessible via a bespoke passenger lift) boasting its own landing. Internally, the new homes enjoy high ceilings and unique open plan layouts, benefiting from entire front-to-back internal views and stylish design traits. Key features include the prevalent use of glass to create bright interiors, award-winning Roundhouse open plan kitchens, bespoke herringbone parquet flooring, handcrafted joinery units, luxurious bathrooms with Catalano basins and Starck WCs, Rako programmable mood lighting and integrated ceiling mounted speakers. The homes come with a CRL 10 year structural defect policy, ensuring peace of mind for residents.

Linden Gardens
"We have built a strong track record in delivering boutique conversion and restoration schemes in W2 and W11, bringing tired buildings back to life to create sought after homes that provide harmonious, stimulating spaces for living. 27 Linden Gardens is the evolution of this, creating a new focal point for the street, in a highly sought after location which is within walking distance of west London’s most popular attractions."
Mani Khiroya, Managing Director of Fruition Properties

Iain Begg, Associate Director of Chestertons, adds: “An exceptional development, it offers the best of both worlds – a new build behind a period façade – which has given Fruition Properties the luxury of carefully planning the layouts of each flat without compromise, offering a full front-to-back aspect. With the benefit of a lift and a high end finish, it is likely to prove to be one of Notting Hill’s finest small developments.”

Andre Montaut, Head of Land and New Homes at Anscombe & Ringland, comments: “Fruition Properties have created these exquisite apartments within a magnificent period building that are amongst the finest available in this Notting Hill Conservation Area. Throughout each apartment the high ceilings, spacious rooms, top quality fittings and private lift set them apart from other properties and combined with access to the chic local environment, each would make very comfortable homes or excellent investments.”

Transport connections are excellent, with 27 Linden Gardens just moments from Notting Hill Gate underground station, providing quick access on the Central, Circle and District lines to Bond Street in just seven minutes and Bank and Kings Cross in 18 minutes. For international travellers, Paddington Station can be reached in just four minutes, facilitating access to the Heathrow Express.

The apartments currently released, a two bed duplex and 3 bed duplex with two terraces, are 1464 sqft and 2024 sqft respectively, with prices starting at £2,500,000.
