27 Linden Gardens – Notting Hill, W2

Fruition Properties entered into a JV with the trustees of a property at 27 Linden Gardens, located within the highly sought-after conservation area in Notting Hill. We used our expertise to rescue the property from a rundown HMO to a prime collection of four spacious two and three-bedroom apartments.

Given the incredibly tight footprint of the site, we steered the team to a design-led approach, where we were able to retain some of the original features, including the front façade, lofty ceilings, and open up the spaces to ensure we maximised light.

With an abundance of high-end finishes including frameless glass partitioning, stone staircases, spa-like bathrooms, and meticulous detailing, Fruition Properties were able to deliver a series of exceptional homes which outperformed the values that were expected by our client.

This detailed conversion was a finalist in the ‘Interior Design’ category at The Sunday Times British Homes Awards 2017.

Merchant Terrace – Hammersmith, W64

Merchant Terrace is a multi-award-winning residential scheme in Hammersmith, comprising eight high-specification four-bedroom townhouses positioned in a conservation area.

The project maximises space and lifestyle, featuring open-plan ground floors at the heart of each home, three private outdoor terraces – including a roof terrace with panoramic London views – and luxuriously designed bathrooms. White stucco façades lend timeless elegance to the properties, while private underground parking ensures convenience and exclusivity. 

Fruition Properties took responsibility of the entire development process, from preliminary concept and consultant management, to planning permission, construction oversight, and post-completion sales. The result is luxury interiors which perfectly complement the traditional look of the building, combining both local heritage and modern style to create an unrivalled air of sophistication and refinement.  

Holloway Road – Islington, NW7

The site on Holloway Road was a family-owned restaurant with uppers that was under-utilised. We were appointed as Development Manager and successfully secured planning to convert the upper parts into five apartments including the addition of a new floor. Through this process, the asset value increased from £335k to £1.6m and rental income went from £20k to £100k.

We went on to manage the entire lifecycle of the development from funding, design, tender, and construction. Following completion, the apartments and restaurant were rented out through our associated property management company.

Once the owners decided to sell the asset, Fruition Properties co-ordinated the marketing and sale of the asset to suit the owners’ strategic requirements, completing the deal in 2023.

Madison Apartments – Fulham, SW6

Madison Apartments is a high-end residential development, delivering 16 stylish apartments alongside a contemporary three-bedroom penthouse. Transformed from a disused office block, Fruition Properties successfully secured three separate planning permissions, including approval for a two-storey rooftop addition that provides sweeping views across southwest London.  

The redevelopment was technically complex, requiring retention of the existing façade supported by a new concrete frame. Despite restricted site access, neighbouring sensitivities, and council rules limiting crane operations and street closures to the school holidays, the project was completed in just 18 months in 2017 using traditional construction methods.  

The result is a striking residential building with a refreshed façade and onsite parking. Each stunning apartment features floor-to-ceiling windows and doors, award-winning Metris kitchens, white oak timber flooring, and integrated multi-room audio systems.   

Cornwall Works – Finchley, N3

Cornwall Works in Finchley is an example of sensitive restoration and reimagining of historic buildings into high-quality residential homes. Originally a 1920s dairy, Fruition Properties carefully converted the site into a collection of one, two, and three-bedroom apartments arranged around a landscaped, gated courtyard.  

Completed in 2017, the 14-month development preserved much of the building’s original architectural charm while introducing modern interiors, wider corridors, and generous storage to suit contemporary living standards. The private courtyard is overlooked by each of the apartments, creating a calm and attractive focal point for residents.  

Crowning the building is a spacious one-bedroom penthouse with an exclusive terrace designed with the same meticulous attention to detail and specification as the rest of the homes.

Set on a quiet, tree-lined street yet only moments from Finchley Central station, Cornwall Works combines heritage character with modern comfort and accessibility.  

22 Kensington Gardens Square – Bayswater, W2

This charming development in Bayswater is a Grade II Listed conversion that has expertly renovated a historic London residence, and former backpacker’s hostel, into six beautiful two- and three-bedroom apartments. Originally built in 1858 by Henry de Bruno Austin, Fruition Properties has comprehensively refurbished the property to honour its heritage while delivering an exclusive, contemporary level of sophisticated living.  

Fruition Properties worked closely with heritage specialists to undertake a meticulous refurbishment, reinstating the original grand proportions and restoring intricate details such as arched windows, ornate cornicing, staircase balustrades and fireplaces. This fastidious approach ensures that the building’s timeless character is preserved while aligning with modern expectations of comfort and style.
