Unconditional Purchase

We purchase land without planning permission and utilise our expertise to unlock the site’s development potential. With our private funding we can move extremely quickly. The benefit to this approach to landowners is that they have the security of the purchase without development risk.

We purchased 2 Scrubs Lane unconditionally in 2015 without planning permission. Located within the Old Oak and Park Royal regeneration area it offered an excellent opportunity to bring forward a high-quality mixed-use scheme in line with the vision for the area. We worked with Stiff + Trevillion architects to design a mixed-use scheme comprising a 20-storey residential tower, retail unit, a church, nursery and community facilities.

With input from the Old Oak and Park Royal Development Corporation (OPDC), the Greater London Authority (GLA) and the Pentecostal City Mission Church, planning was achieved in 2018. The result marks a significant success for both the company and the OPDC.

Subject to Planning

Securing the site for a fixed price, significantly in excess of the existing market value of the site, we then increase the land value though the planning process and purchase the site for the agreed higher price.

Fruition Properties entered into an option agreement with the freeholders of an existing block of 12 residential apartments in Putney for a rooftop development project. They had been looking for a suitable partner to work with as they were keen to explore the benefits that an air rights development could bring to them.

We developed a successful planning consent for an additional storey, comprising a further four apartments. On receipt of planning, the option agreement was exercised and Fruition Properties completed the purchase of the air-rights. The freeholders realised a substantial payment, benefiting and sharing in the planning uplift.

As part of the project the internal communal areas were also refurbished, and parts of the existing façade were updated. New cycle and bin storage, post boxes and a new audio-visual entry system were also provided as well as improved landscaping and parking arrangements.

Joint Ventures

We often work in partnership with landowners to maximise their returns. Joint ventures have taken a variety of forms including profit share agreements, passing landowners completed units as part consideration of land payment or acting as development manager and sales delivery partner.

We worked in partnership with the landowner of the site in Notting Hill, 27 Linden Gardens, to deliver a residential development comprising four apartments with generous and well-proportioned living spaces and front-to-back views.

Bringing the building back to its former glory, we remodelled the operating HMO behind the existing façade and restored many of the original Victorian features in the process. The landowner stayed involved throughout the development process. This deal was structured so that the landowner retained two of the units and we were also able to deliver a significant profit share from the sale of the remaining two units.
