With the extension of the Minimum Energy Efficiency Standards (MEES) in 2023, landlords will no longer be able to lease commercial buildings with an EPC rating below C from April 2027, and below B from April 2030. The proposals include a one-storey rooftop extension, rationalisation to the rear, and full internal refurbishment to meet contemporary workplace needs. Merchant Terrace is a multi-award-winning mixed-use development in Hammersmith that combines a 7,000 sq ft commercial office building with eight high-specification townhouses, with an overall GDV of c£19m. Positioned directly off King Street and opposite the extensive 13-hectare Ravenscourt Park, the scheme transformed the site of a disused warehouse and 1960s office block into a contemporary development that balances commercial functionality with residential lifestyle appeal.
