Fruition Properties launches first fully commercial scheme with £14.1m Grade II listed office regeneration.

Fruition Properties has submitted a planning application for Delta House, its flagship commercial development in the heart of Borough High Street.

Delta House, the £14.1 million scheme, in collaboration with MAX Architects and Kitt Offices, combines airspace development and deep refurbishment to restore and extend the outdated, partially Grade II listed building at 175-177 Borough High Street into a vibrant, sustainable workplace that honours the area’s rich heritage. This marks Fruition Properties’ first fully commercial office development , following two decades of delivering award-winning residential and residential-led projects.

The property, acquired by Fruition Properties in May 2025, currently comprises five storeys and a basement, totalling a gross internal area of 9,916 sq ft (921.2 sqm). Prior to acquisition, Delta House suffered from significant underutilisation, with a 65% vacancy rate, outdated facilities, inadequate fire safety provisions, poor accessibility, and an EPC rating of F – below the UK’s Minimum Energy Efficiency Standards, rendering the property unlettable.

Fruition Properties’ proposal addresses these shortcomings through a modest single-storey rooftop extension and sensitive rear expansion, alongside a comprehensive internal refurbishment. This will increase the total internal area to 15,802 sq ft (1,468 sqm), unlocking prime sustainable workspace and introducing modern amenities including compliant fire safety measures, step-free access, cycle parking, and energy-efficient design.

The scheme is targeting BREEAM ‘Excellent’ certification, retaining much of the existing structure to minimise embodied carbon while upgrading the building to modern commercial standards. The proposal also expands the existing external terrace space from 30 sqm to 127 sqm, providing tenants with a high-quality outdoor amenity space and delivering significant biodiversity net gain.

Delta House occupies a prominent position within Borough High Street Conservation Area and is steeped in history, with occupation on the site darting back to Roman times. Over the years, it has served as a 19th century tea house, a watch and clockmaker’s workshop, and later the premises of renowned cricket bat maker Stuart Sturridge. The proposed redevelopment will respect and enhance this legacy while optimising the building for contemporary office use. An improved shopfront, designed in keeping with mid-to-late Georgian architecture, will further strengthen its contribution to the surrounding townscape.

Beyond the building itself, the redevelopment hopes to deliver meaningful benefits to the local community. The revitalised façade will enhance Borough High Street’s character and improve street-level engagement, while the expanded and upgraded employment space will support local economic growth, attract businesses seeking a high-quality, sustainable workspace, and contribute to the vibrancy of this prime central London location.

Subject to planning consent, construction is expected to commence mid-2026, marking the start of a transformative new chapter for Delta House.
