Retrospective planning permission was obtained to add an expansive apartment on top of the existing old dairy, whilst caringly restoring the existing 1920s building to form a collection of state-of-the-art one, two and three bedroom apartments, based around a central, secure gated courtyard.
Fruition Properties were able to use their expertise to work through the challenges of adding a floor, from both a planning and construction perspective and is yet another example of the team’s airspace credentials.
The core was extended beyond the existing roof level to provide a dedicated staircase leading up to the top floor apartment and the existing roof was carefully weatherproofed around a newly formed deck. This deck provided the platform on which the new apartment was constructed, using a lightweight timber frame. The penthouse was finished off with an 8m long private terrace overlooking the central courtyard and offering views across leafy Finchley.
The design of the airspace apartment complemented the main building providing a seamless transition between the existing building and the new floor, ensuring that the character of the 1920’s building was respected and indeed, enhanced.
Built and specified to Fruition Properties’ meticulous standards, the homes, which came with a 10 year ‘Premier New Homes warranty’ and high-spec fittings. Approached via a communal staircase with attractive balustrading, each apartment benefited from a contemporary, bespoke kitchen complete with integrated Bosch appliances, Silestone worktops and Sensio LED lighting. Other key features included contemporary white oak effect timber flooring to all hallways and reception rooms, underfloor heating throughout and stylish bathrooms with elegant chrome fittings, feature LED lighting to all bath panels and bespoke walnut cabinetry providing the perfect space to unwind.
